As Operating Advisor, we surveil all trust loans, maintain a comprehensive watch list, review special servicer asset status reports, major decision reporting packages, perform annual reporting on designated trusts and perform math checks on appraisal reduction amount and net present value calculations.
As Asset Representations Reviewer, we stand ready to aid CMBS trusts in complying with Regulation AB Item 1101 by reviewing and testing CMBS loans for compliance with all lender representations and warranties made at loan origination. The process is triggered if-and-when trust delinquencies reach regulatory thresholds and requires Park Bridge to be free of conflicts and unaffiliated with the trusts’ depositors, borrowers, servicers, trustees and due diligence providers.
