Each of the company’s principals has at over 35 years of commercial real estate finance experience working in or representing major commercial banks, insurance companies, investment banks, governmental entities, law and accounting firms and credit rating agencies before and after founding Park Bridge.

The Park Bridge team brings a wealth of experience, knowledge, and acumen to its core Operating Advisor business.  Since its founding in 2009, Park Bridge Financial has:

John J. Regan Jr.

Principal

John Regan is a 35-year veteran of the institutional commercial real estate syndication and lending markets. Since 2009 Mr. Regan has been a PBF Principal, leading the firm’s Operating Advisor consultation efforts, and providing clients with litigation support, expert testimony and loan restructuring advice.

Mr. Regan began his career at Chase Manhattan Bank, completing the corporate finance training program and has worked for over 30 years in the real estate finance sector.  At various times he has held positions in capital markets, loan origination, construction lending and debt restructuring.  Mr. Regan was a Managing Director in JP Morgan’s Securities, Syndication and Leverage Finance businesses.  At JPM, he oversaw the origination and structuring of loan and high yield debt for the company’s corporate real estate clients, including REITs, homebuilders and opportunity funds.  Prior to forming Park Bridge, Mr. Regan was a Managing Director within Merrill Lynch’s Global Commercial Real Estate group where he was responsible for the syndication and distribution of primary CMBS and loan positions.

David M. Rodgers

Principal

David Rodgers is a 39-year veteran of the private and public commercial real estate finance markets.  Since 2009 Mr. Rodgers has been a PBF Principal, leading the firm’s Operating Advisor surveillance efforts, and providing clients with litigation support, expert testimony, loan restructuring advice, portfolio valuations and loan risk assessments.  Mr. Rodgers led securitization groups first at Prudential Securities and later at Merrill Lynch & Co., converting over $70 billion of commercial mortgages to CMBS.  While at Merrill Lynch he was also responsible for loan approvals, subordinate bond placement in the U.S. and Canada, and provided CRE debt advisory and M&A valuation services to Merrill’s clients.   While at Prudential Securities, Mr. Rodgers advised four commercial mortgage loan conduits in various aspects of loan originations, securitizations and rating agency relations and was responsible for credit review and approval of over 600 conduit loans funded under the firm’s warehouse lines.  

Prior to joining Prudential Securities, Mr. Rodgers was a co-portfolio manager of two CMBS investment funds at Jones Lang Wootton Realty Advisors (now Torchlight).  Mr. Rodgers led Jones Lang’s successful effort to become a rated CMBS special servicer.  Mr. Rodgers also has commercial mortgage lending and workout experience at Prudential Insurance.  While at Prudential, Mr. Rodgers originated new loans as well as managed workouts, foreclosures and bankruptcies.  

Mr. Rodgers holds a B.A. from the University of Rochester and an M.B.A. from Cornell University.

Robert J. Spinna Jr.

Principal

Bob Spinna, a 35-year commercial real estate finance professional, is one of the founding principals of Park Bridge Financial. Bob leads Operating Advisor originations and transaction management for the firm. He also focuses on investing Park Bridge’s proprietary capital as well as providing strategic consulting, capital raising and loan sale advisory services.

Prior to forming Park Bridge, Bob was Chief Operating Officer of Merrill Lynch's Global Commercial Real Estate Large Loan Group where he was responsible for overseeing the negotiation, structuring, closing and distribution of large and complex real estate financings totaling over $29 billion. Before joining Merrill Lynch, he was a commercial real estate banker and attorney at New York Life Investment Management and Nomura Securities, where he focused on structuring and closing complex multi-tranched loans. Before joining Nomura in 1996, he was a real estate finance attorney with the law firm of Cadwalader, Wickersham & Taft.

Bob earned a B.S. summa cum laude from Manhattan College and a J.D. from the Columbia University School of Law, where he served as Senior Notes Editor of The Columbia Business Law Review. He is a member of the bar and a licensed real estate broker in the State of New York.

Alison Krempa

Director of Surveillance

Alison Krempa is responsible for managing Park Bridge Financial’s Operating Advisor portfolio, overseeing the actions of the Special Servicers in CMBS and CLO transactions, and performing fair value determinations for CMBS 1.0 trusts. She held a similar role at Pentalpha beginning in 2015.

Ms. Krempa brings 20 years of commercial real estate loan workout experience to Park Bridge. She was a First Vice President and Special Assets Team Leader with responsibility for Compliance and Reporting at First Niagara Bank. Her role included leading a team of VP and junior workout staff as well as overseeing the department’s operations. Ms. Krempa joined First Niagara in 2006 in the Commercial Real Estate lending group before moving over to Special Assets in 2008. At First Niagara, she was responsible for CRE loan and commercial loan workouts, participated in enterprise wide projects as the bank grew and continued to handle complex credits as a manager. Ms. Krempa was previously a Vice President in the Special Assets Group of Comerica Bank, resolving non-performing CRE loans and commercial loans. She also successfully liquidated a defaulted CRE portfolio starting in 1998 and oversaw REO dispositions for Imperial Bank prior to it being acquired by Comerica.

Ms. Krempa holds a B.S. in Finance from Canisius College.
